Terms & Conditions

These Terms & Conditions apply to all bookings made for the lodge. By confirming a booking, guests agree to the following conditions.

1. Booking Confirmation

A booking is confirmed once:

Full payment or required deposit has been received, and
Written confirmation has been issued through the booking platform or directly.

The person making the booking must be 18 years or older and accepts responsibility for all guests staying at the property.

2. Maximum Occupancy

The lodge accommodates a maximum of 4 guests.

Only guests listed on the booking are permitted to stay at the property. Additional visitors are not permitted without prior approval.

3. Check-In & Check-Out

Check-in: From the time stated in your booking confirmation
Check-out: By the time stated in your booking confirmation

Late check-out may incur additional charges unless agreed in advance.

4. Payment

Payment terms depend on the booking platform used.

For direct bookings:

A deposit may be required to secure the booking.
The remaining balance must be paid prior to arrival.

Failure to complete payment may result in cancellation of the booking.

5. Cancellations

Cancellation policies may vary depending on the platform used for booking.

For direct bookings:

Cancellations made within the stated cancellation period may receive a full or partial refund.
Cancellations made after this period may not be eligible for a refund.

We strongly recommend guests consider travel insurance.

6. House Rules

Guests must respect the property and surrounding area.

The following are strictly prohibited:

Parties or events
Excessive noise
Smoking inside the lodge
Unauthorised additional guests

Quiet hours apply between 10:00pm and 8:00am.

Failure to follow house rules may result in termination of the stay without refund.

Knockshee Lodges asks that guests respect the local neighbours, the land and livestock at all times.

7. Children

Children are welcome but must be supervised at all times.

Please note that the lodge, hot tub, sauna, and outdoor areas are not child-proofed.

Please adhere to the specific rules around children and the Hot Tub & Sauna facilities.

Parents or guardians are responsible for ensuring children use facilities safely.

8. Hot Tub & Sauna Use

Use of the hot tub and sauna is entirely at guests’ own risk.

Guests agree to follow all safety guidance provided.

The following guidelines apply:

Children must be supervised at all times
No glass in or around the hot tub
Guests must shower before use.
Guests with medical conditions should consult a doctor before using these facilities.
Alcohol consumption should be avoided before using the hot tub or sauna.
NO FAKE TAN - if you have used fake tan please do not use the hot tub - if it has to be cleaned by a professional you will be charged.

The property owner accepts no responsibility for injuries resulting from misuse.

9. Damage & Breakages

Guests are responsible for any damage caused during their stay.

Costs for repair, replacement, or additional cleaning may be charged to the guest.

If a damage deposit is required, it may be used to cover such costs.

10. Property Condition

Guests are expected to leave the lodge in a reasonable condition.

Excessive cleaning requirements may result in additional charges.

11. Liability

The property owner accepts no responsibility for:

Loss or damage to personal belongings
Accidents, injuries, or illness occurring during the stay
Events beyond our control affecting the booking (including severe weather or utility disruptions)

12. Right to Refuse Stay

The property owner reserves the right to refuse accommodation or terminate a stay if these terms are breached.

13. Privacy

Guest information will only be used for booking administration and will not be shared with third parties except where required by law.

14. Governing Law

These terms are governed by the laws of Northern Ireland / United Kingdom.
